Our company manages both the design and the actual construction of the project which provides continuity throughout the process. This saves you time and money and you can choose how much or how little you want to be involved in the process of building your custom home or remodel.

Introductory Telephone Call
In this initial conversation, which typically lasts about 20 minutes, our Design Coordinator will listen to your ideas and overall goals for the design and completion of your custom home or remodel. This also gives you a chance to learn more about our process, our products, and our team. We can send you a comprehensive design survey which you may fill out at your leisure and it will help you think through many different aspects of the project from your wants and needs to functionality and space requirements. If you need guidance establishing a budget for your project, we have strong relationships with area mortgage brokers who can get you the best financing possible, should that be necessary.
In Person Meeting
Once you’ve had a chance to explore design ideas and established a budget, we will schedule a time to meet with you in person to discuss the project in more detail. It’s very important that all decision makers for the project be at this initial meeting so their ideas can be incorporated from the start.
The initial meeting typically lasts 1 - 2 hours. We will discuss the style of custom home you would like to build or achieve during a remodel and talk about prices in general so that your project can be designed within your budget. During this meeting it would be helpful for you to have magazine clippings, photos and notes that will help us understand what details you want to include.
Plan Design & Budget Analysis
As we assemble your building team, we will add an architect, designer or engineer as needed and start working together to bring your ideas to life on paper. The first step will be to develop a simple conceptual floor plan for your project based on the wish list established in our meeting. The purpose of the conceptual design is simply to get a few ideas on paper to help generate further discussions and establish a price range.
We will review the conceptual drawings with you and, once approved, we will generate a basic cost analysis which will include some initial specifications and allowances. During this process, the feasibility and cost of changes to specifications and design will be discussed. Throughout the design process, we will value engineer the project and present you with options to help you stay in your desired price range.
The final price of your custom home or remodel will vary depending on the level of fixtures and finishes you choose. As we dig deeper into the design of your home, we will narrow down the price to include everything you expect, with healthy allowances for custom items, so there will be no nasty surprises when it comes time to make your selections.
Selections & Finishes
Once the conceptual drawing and cost analysis is approved, a member of our design team will set up visits to local showrooms to select your countertops, plumbing fixtures, appliances, etc. If you’d rather have our Design Coordinator bring you samples from the showrooms, we can do that as well. It really depends how hands on you want to be during the selection phase and how much time you have to dedicate to this part of the process.
Final Drawings & Cost To Build
During this phase, we are not only refining the design of your custom home or remodel, but also generating a full set of construction documents in preparation for permitting. Depending on the size and scale of your project, this may include electrical plans, floor and roof truss design, mechanical system design, structural engineering calculations and design, site plans and more. By the end of this stage, you will have a truly custom-designed home or remodel that’s ready to build!
At this point we have final plans and selections. We will put together a project proposal that details the price of your project. This will include a detailed Scope of Work including a complete Specifications Package which lists the products and materials you selected. Many times it will also include some options for you to think about.
By now, you will have a complete understanding of your project including floor plan, finish selections and / or allowances, as well as a construction timeline and a cost and payment schedule. By working with our team from the beginning, we have designed a custom home or remodel to match your vision and your budget.
Construction Contract Signed
Once the contract price has been established we will execute the construction contract and collect a deposit. With this agreement you can then finalize your financing and we will obtain your building permit.
This is the exciting part as your new home begins to take shape. At this point, you will be introduced to your project manager who will review the specifics of the project with you. The project manager will already be thoroughly familiar with your plans, ideas, goals and specifications. This continuity is a huge advantage and will add to your peace of mind as the building process gets underway. During construction you are an integral part of the build team and we encourage your participation. This will include many on site meetings and walk-thrus, to ensure the project is coming together exactly as you envision.
Finalize Selections & Finishes
Throughout construction, you will be working closely with our Design Coordinator to review your selections before orders are placed. As a custom home or remodel begins to take shape, so does your vision and it is not unusual for changes from the original specifications to be made. This flexibility is a key benefit of custom home building.
As these changes occur, our Design Coordinator will discuss the feasibility and cost of the changes you want to make. Change Orders will be issued so you can see how these changes impact your contract price and completion date. There should be no surprises in the end. These changes will also be relayed to the project manager in the field who will implement them. Again, the team approach throughout the entire building process eliminates confusion in the field and results in the well planned and executed custom home or remodel.
Project Completion & Warranty Work
Our relationship with you doesn't end after your custom home or remodel is finished. Your project is under warranty, and our Service Manager is available for any questions or concerns you may have.
